New home construction can take much longer, depending on engineering requirements and plan check duration. Plan on 5-9 months from pre-design to permit. Pre-design can take from 1 to 2 months. Design development can take 1-2 months to have it prepared for engineering. Allow an additional 1-2 months for engineering. The plan check process (Building Department) can take 2-3 months depending on the city’s workload.
